Homeownership Program

Our program

how it works

Ability to Pay

Each applicant is applying for a mortgage and must demonstrate the ability to prepay a 25-year, no interest loan.

Need for Housing

A team from the Habitat Selection Committee will schedule a home visit to meet you, assess your need for housing and discuss what it means to partner.

Willing to Partner

Each future homeowner must be willing to complete 300+ sweat equity hours and be willing to live where Habitat is building.

Become a Homeowner

Labor of volunteers and future homeowners, efficient building methods, generous sponsors and no-profit loans help make it possible to become a homeowner.

Are you interested in owning your own home?

It can be possible with the help of Habitat for Humanity of Evansville. If you answer yes to the following questions, you may qualify.

Ability to Pay

Need for Housing

Willing to Partner

Step 1

All applicants must complete a credit check form. Once a credit check is reviewed, applicants may be invited to complete an application. Each applicant must demonstrate the ability to pay for a monthly mortgage, utilities and maintenance. If your application meets the Ability to Pay qualifications and HUD income guidelines, you will move to Step 2. If you do not qualify, we will refer you to a supporting agency to help you work towards qualification.

Step 2

A team from the Habitat Family Selection Committee will schedule a home visit to meet you, assess your need for housing and discuss what it means to partner.

Step 3

Each future homeowner must be willing to complete 300+ sweat equity hours during their time in the program and be willing to live where Habitat is building. Sweat equity includes construction, homeownership classes, community engagement, ReStore volunteering, and meetings with a Budget Partner.

Becoming a Homeowner

We build homes based on household size. Each applicant must be able to pay $1,500 towards closing costs, the first year of homeowner’s insurance and monthly house payments. Habitat’s monthly house payment is approximately $625 per month for a 3-bedroom home with an affordable zero-percent APR mortgage. The sales price is based on the appraised value of the home. All homes come equipped with a washer, dryer, refrigerator, microwave and stove.

*Payments and qualifications are subject to change.

2024 Income Guidelines

If you have more than 10 people in your household, you will need to speak with a Habitat staff member about qualifying.
